2. Construction Updates
You can expect progress updates detailing the construction of your new apartment.
3. Pre-Settlement Updates
Three to four months prior to moving in, you should receive settlement updates to help you plan for completion.
These updates are likely to continue throughout the pre-settlement period to prompt a series of actionable steps.
4. Inspections
Inspections may be granted closer to the property settlement, for the purposes such as Defects Inspections and/or pre-settlement inspections. Please refer to your contract of sale for details.
5. Finalising Your Move
At one to two months before settlement, typically a project representative will arrange a call to discuss the move in process for your new apartment.
Our highly planned and co-ordinated approach to assisting you to move in will ensure a smooth experience.
6. Valuations
In the lead up to settlement, a project representative may arrange a call to help you finalise finance, if required.
If you do require finance, your bank will arrange for a valuer to inspect your apartment under strict access protocols.
Please note, a valuer will not be able to access your apartment unless accompanied by a project representative.
7. Call For Settlement
Approximately two weeks prior to settlement, your solicitor will be advised of your settlement date via a Call For Settlement notification.
Your solicitor will then relay this information to you.
8. Moving In and Connecting Services
About two to three weeks out from settlement, a project representative should confirm your move-in date.
You can expect this shortly after your solicitor receives a Call For Settlement notification.
You can then arrange for utility services to be connected at your new apartment in alignment with your confirmed settlement date.
9. Handover
You can expect a project representative to contact you to arrange a handover appointment post settlement.
Please allow 30 to 45 minutes for this appointment, during which the keys will be formally handed to you and important features within your apartment outlined.

2. Valuations
In the lead up to settlement a Project representative should reach out to you to discuss if finance is required.
If you do require finance, you should expect a project representative to prepare a valuation pack in readiness for the valuer’s inspection.
All valuation inspections are to be arranged through a Project representative to attain the valuation pack and gain access to your apartment.
Access will not be permitted if these two requirements are not met, so we recommend making your bank aware of the directives before it schedules a valuation.
If you require a valuation outside of the specified valuation period, please contact your Project representative.
3. Inspections
You may be contacted by a representative to schedule an inspection prior to settlement.
This time frame is subject to unique construction schedules and our team will let you know when your apartment will be ready for inspection.
This will be your first opportunity to view your new apartment and while it is an exciting milestone, please remember that is also a critical opportunity for you to identify anything that may need to be rectified.
4. Completion and Settlement Time Frames
We understand you will be eager to seek certainty around your settlement and move-in dates as soon as possible.
Off-the-plan development is inherently uncertain and anticipated settlement time frames will continue to be refined throughout the building process.
This is due to a very high number of essential activities and approvals that must occur on- and off-site.
Two of the most crucial approvals involve the achievement of plan sealing through the council and the registration of titles.
Titles Registration is the administration process by which a single-title development is split into individual titles to represent each apartment. This process leads to individual apartments progressing to settlement.
These two processes may attract long lead times that fall outside of the developers control.
Titles Registration must be achieved before a Call For Settlement notification is sent to your solicitor.
You will receive approximately 21 days’ notice of your confirmed settlement date.
The settlement notice period is a term specified within your sales contract.
In the final months and weeks prior to settlement, please note that the development finishing program is subject to weather conditions, with extended rainfall potentially affecting scheduling.
Due to the unique nature of individual developments, completion circumstances are never identical.
You will be provided with estimated settlement time frames throughout the process before a finalised Call For Settlement notification is sent.

2. Moving In
To ensure a smooth and efficient move into your new apartment, the Kollosche New Projects division manages a highly organised schedule across the entire development.
Our co-ordinated strategy delivers sufficient lift allocation to all new residents and manages foot traffic throughout the building.
Approximately one month prior to settlement, you will be contacted by a Kollosche team member to gauge your preferred move-in time.
It is at this time only that we will have an accurate assessment of your settlement date to progress the move-in process.
After collating all new residents’ timing preferences, we will prepare a draft move-in schedule.
You will be sent this draft schedule shortly after a Call For Settlement notification is issued to your solicitor, ensuring you receive two to three weeks’ notice to help finalise your move-in arrangements.
Please note that there is a very high level of demand for immediate move-in following settlement. Our team will strive to accommodate all time preferences, where possible.
When you receive your confirmed move-in time, you will also be sent a Moving In instructional guide that we encourage you to pass on to your removalist.
The guide will include information regarding parking locations, paths of travel, vital dimensions, rubbish removal, key contacts and other factors that may impact your move.
Additionally, a Kollosche team member will be on-site to assist you in co-ordinating the day’s schedule and assist with any troubleshooting.
All moves must occur within their allocated time frames, to ensure smooth accessibility for all.
We appreciate your patience and understanding in the post-settlement period as owners acclimatise to their new surrounds and furnish their new apartments.
3. Transitionary Living Arrangements
We understand many purchasers will be living in temporary accommodation or a rental in the lead-up to settlement.
Due to the uncertainty surrounding completion time frames, we encourage you to speak with the Kollosche New Projects team about your pre-settlement options.
Under all leasing agreements, you can negotiate for a flexible end-of-lease date or end-of-lease extension with several week’s written notice.
The outcomes will likely take the form of a periodic lease or an extension of your General Tenancy Agreement.
In addition to speaking with our team, we suggest you contact the Residential Tenancies Authority to gain a clear understanding of your rights and options.
Kollosche New Projects are highly skilled and experienced in these matters and are always on-hand to discuss general leasing enquiries.
4. Service Connections
Closer to settlement, a Kollosche representative will provide you with key information regarding your properties service connections.
5. Handover
Once your settlement date has been confirmed, you will receive an email from a Kollosche New Projects team member to arrange your handover appointment.
On the day of your handover appointment, your solicitor will notify you to indicate that settlement has occurred.
If you are yet to receive this notification, please contact the Kollosche New Projects division prior to departing for your handover appointment.
Please note, the Kollosche New Projects division is unable to release your keys or provide access to your new apartment prior to confirmation that settlement has occurred.
Rather than scheduling a handover appointment, you are authorised to arrange for your keys and manuals to be delivered to your solicitor or another representative at the time of settlement.
Please notify the Kollosche New Projects division to arrange this for you.
If you are unable to attend a handover appointment at settlement, the Kollosche New Projects division is happy to hold onto your keys until a later date.
Your new apartment may require periodic maintenance beyond settlement. Each resident is responsible for this maintenance, even if you are unable to pick up your keys for several months following settlement.

6. Warranties and Manuals
As part of your handover, you will receive an Owner’s Handbook containing a summary of the key information regarding your new apartment and the wider building.
The Owner’s Handbook will include detailed steps for the reporting of general and emergency issues, key contacts, a high-level overview of the services within your apartment and important recommendations for maintaining various finishes and fixtures.
Each of your individual manuals and warranties will be supplied on a USB which will be included in your handover pack.
